 GENERAL INFORMATION

BUILDING PERMITS are required for new construction, additions, alterations, decks, pool, garages, fireplaces, wood stoves, etc.

 CERTIFICATES OF OCCUPANCY are required upon completion for all structures with the exception of detached tool sheds and structures constructed prior to 1955.

 CERTIFICATES OF COMPLIANCE are required for wood stoves and fireplaces.

 The Zoning Board of Appeals considers appeals and requests for variances in regard to the decisions of the Building Inspector concerning the Zoning Ordinance.

 The Planning Board reviews all site plans and subdivisions. Site plan approval is required for all uses of land with the exception of detached one family dwellings and detached two family dwellings and their permitted accessory uses, except as otherwise provided by the zoning ordinance.

 

ANSWERS TO COMMONLY ASKED QUESTIONS

One commercial vehicle is permitted to be parked on residential property as an accessory use provided that the vehicle has only one axle, does not exceed 25 ft. in length, and the gross motor weight does not exceed 15,000 pounds.

Building permits are not required for fences.  However, they must be installed to meet the Zoning Code.  Front yard fences cannot exceed four feet in height.  Side and rear yard fences cannot exceed six feet in height.

Building permits are required for patios or decks except those which are less then 12 inches in height measured at the highest point.  See Deck Detail.

Building inspections are done from 10:00 a.m. to 1:00 p.m. Monday through Friday.

Fees are made payable to the Town of Carmel.

 If a building does not require a Certificate of Occupancy, a pre-date letter may be requested for a fee of $75.00.
