Zoning Board of Appeals

New York State law requires that the Town Board appoint a Zoning Board of Appeals which shall have the power to vary or modify the application of any of the regulations or provisions of the Zoning Ordinance relating to the use, construction or alteration of buildings or structures or the use of land in accordance with New York State Law. It also interprets the Zoning Ordinance when requested to by the Director of Code Enforcement.

The Town of Carmel Zoning Board of Appeals consists of seven members and usually meets the fourth Thursday of each month at 7:30 P.M. All meetings are subject to change due to holidays, weather, etc. All applications must be filed approximately two weeks prior to the meeting.

Appeals are heard from decisions of the Building Inspector/Director of Codes Enforcement  as well as referrals from the Planning Board of the Town of Carmel.

Board members must have a general familiarity with the Town Zoning Ordinance including the schedule of district regulations and be able to read surveys and site plans.
