Planning Board

The Planning Board of the Town of Carmel, with the authority granted to it by State enabling legislation and the Town Board , rationally and logically directs the growth and development of the community. It addresses issues of land use, zoning, environment, transportation, demographics, economics, public facilities, infrastructure, community services, historic resources, recreational resources and fiscal impacts. This is accomplished through subdivision and site plan review, zoning text and map amendment recommendations and special planning studies where warranted.

The Planning Board consists of seven members appointed by the Town Board for a seven year term.  The board meets the second Thursday and fourth Wednesday of the month at 7:00 P.M. at Town Hall. All meetings are subject to change due to holidays, weather, etc.  All Planning Board members are required, within one year of their appointment, to attend a Planning Board member training program such as those offered by the New York Planning Federation. Existing board members are expected to supplement their experience by regularly attending planning seminars, workshops and training programs.
